BANANA ESTATE Step By Step

Based on existence the plot of area deals in the Southwest region of Jakarta city, precisely in the Ciputat - Tangerang area, Indonesia. Referring to notarial act, Banana Estate 1 was established on June 6, 2005. Nowadays, members Banana Estate 1 is: JJM, AHS, KP, ME, GUN, NUG, LW, DS, SYR, DEL, ERZ, ZMN, WPJS.

Having area of 5,500 square meters, Banana Estate 1 was a plot of area formerly owned by the community that used by residents surrounding the area to sports activity. The various sports, there was a football field, basketball, volleyball are also used interchangeably as a badminton court.

Some of the garden, growing either wild or maintenance of the surrounding population also exists in the region. In fact there's durian trees growing region along with some mango trees, papaya, rambutan, coconut and so on within community gardens around the site.

For the first time, team Banana did the survey to area of the site in May 2005. The review was conducted by AHS and NUG which previously in the same month were met by a Jakarta's office driver named Marno. Then
Marno acted as a guide that shows location of that region. Reviews after reviewing it then conducted by AHS and NUG discussions with ZMN and Edwin Zamsar as the people who were familiar with the area around the region. Finally...recommended to take that region.

At that time the land price offered 525,000 IDR per meter. After several rounds of negotiations, finally became 430,000IDR/m. It should be the final deal. Further, it was to start mark the boundary plots.

Then next suvey went into the location: AHS, Za, Azz, Ja in June 2005. Coincidence, day of survey concurrent with the wedding day the son of Pak Priyatna in Jakarta, a senior in our company. Then, the survey was conducted after playing golf by Ja/Azz/ZMN/AHS.

In the next step, Banana Estate 1 which began development in July 2005. In the form of public facility construction, and laying of the first stone at plots AHS. Concurrent with commencement of foundation excavation another section plots.

At first, the construction was done by 'To'. It can be said, building development for each plots was almost entirely done by 'To'. Basically 'To' act as an architect and as a contractor as well. Exceptions on public facility Banana Estate also construction AHS building done by BUD.

On the mid-way during construction phase, one by one began replace the contractor. The first "moved on" was KP. Which then follow the steps of KP successively, ie JJM, SYR, ERR, DEL and the last was NUG. Meanwhile ME, GUN, ZMN continuing on until complete which done by 'To'.

Then later Ed construction in phase 1 which done by 'To' too, halted at the request of Ed. Eventually the building was sold to LW who then went on to complete the construction and tilled by 'To' as well.

DS building, stage 1 construction of rear part plots was done by 'To' and then stage 2 front part of plots was done by BUD. While Sa building, after phase 1 was completed by 'To', the construction stopped. Later finally sold to Pak Ba (late) and after some time Pak Ba sell the house to WPJS. Then WPJS entrust the construction of his building into Su as a contractor. Starting from the period of late 2010. In 2012 WPJS switch back to another contractor for his building.

In summer on July 2005, JJM and the happy family, which fun and enjoy also review the location of Banana Estate for the first time. At that time the contractor BUD still on his motorcycle. Due to the scorching hot weather that causes thirst, while the tavern around the location does not exist. Finally, AHS which at location, took the initiative to ask a builder for help finding tea bottle "sosro" for JJM family.

Then, in DS plots for the first time was established a simple stall selling food and beverages, including coffee for the people around Banana Estate and surrounding locations. At first it was a simple stall made by Sairin and wife.

After JJM came to the location, one month later SYR first time review the location, it was August 2005. Speaking of August, exactly a year later or on 17 August 2006 when the construction is still in progress, at the complex there were Indonesia independence day celebration. Celebrated by the majority of members Banana and the community around the site with builders who work in locations Banana Estate as well. Although all the buildings have not been completed, but the wall surrounded area was established, it could be said as cluster complex of 13 plots.

It could be said the area was transformed into a complex cluster which has one exit and entrance main gates. Independence day celebration was enlivened by the various people for the community of around the site. On one midnight, when the weather was very hot and sultry. While another members still unfinished contruction their buildings except at AHS buildings, the members all sleeping in AHS "unfinished" building as accomodation...... Suddenly had an attack of mosquitoes are "malignant!!".......

In the upstairs room in the unfinished AHS building that milling mosquitoes because the glass window frame was not closed. At that time electricity grid was not installed yet and power for lighting when it was supplied by a diesel engine. Unfortunately and incidentally, diesel engine fuel runs out. So, that night became an exhausting night. Wanted to rest, but they were busy to repel mosquitoes..... lol.... hehehe.

Then the time showed approximately at 4:00 am dawn and even then, though AHS and the members want to get ready to leave for the Soetta - Jakarta airport. Thus, preparation into the airport while the full of dark, and full of mosquitoes attack!!!....lol .....hahaha.....

Reviews in initial planning Banana Estate 1 an area of 5,500 square meters, first designed for 16 plots. Which states to join as members for the first time were Ha, Po, Az, Ja, AHS. Perhaps, it was because they were the first surveyor also which review the location firstly, ie AHS, Az, ZMN, Ja foursome.

Later joined Pak En and ZMN. Banana Estate concept was initially for 16 houses in one cluster. In the next process, the concept eventually changed. Later Po resigned and was replaced by Ed. Na also resigned and was replaced by DEL. En also resigned, replaced by the NUG. NUG then moved to SYR plots. AHS construction period lasted 1.5 years according to the schedule he wanted. At the end of the year, 31 December 2006, AHS held a thanksgiving prayer signifies launching that finished building. This thanksgiving prayer to be a milestone that the first time a complex of buildings in that cluster Banana Estate has completed construction. At the same time, another plots were still under construction stage.

While BUD as contractor as well, initially rented office outside Banana Estate. Later BUD officially has office in building AHS. Further moved to KP buildings. Then consecutively BUD move the office into building JJM, then to SYR and then lastly into building owned by NUG.

In 2009, BUD leaving only workers who still live at building NUG. Later in Banana Estate 1 'clean and clear' from buildings workers. Further at the end 2010, there were workers began again to continue the construction of building was coordinated by Su as a contractor of building WPJS.

System security includes security guards established for cluster complex through the single main gate to enter and exit the occupants and guests. Guardhouse placed on the side of main gate and adjacent to the DS building. Security guards secure entirely the complex through 24 hour non stop. Banana Estate regularly monitored and visited by the local Indonesia police patrol as well.

The next step on Banana Estate 2nd. Banana Estate 2nd with a total area of 4,400 square meters. Initially this location has an bid of 500,000 IDR per meter. Later, 440,000 IDR per meter. The existence of this location firstly offered by BUD. The concept design to be "The New Jakarta Townhouse 2nd." Having the layout of 8 plots within the cluster complex and 6 shops that flank the main single gate. Each 3 shops in the front left and right area.
